WHO ARE WE?
Topkins & Bevans is a mid-size Massachusetts law firm with offices in Boston, Waltham, and Braintree. We were organized in 1995 as a successor to the Law Offices of Elliott S. Topkins. The firm's principal area of concentrations are real estate, estate planning and sports representation. WHAT IS OUR MISSION STATEMENT?
Topkins & Bevans delivers quality service. Our goal is to make all participants in the real estate transaction - the borrower, the lender, the realtor and the investor - feel that they have been treated courteously and promptly. In the residential conveyancing context, this means constant and accurate communication and a commitment to getting the loan closed, and the completed package delivered, ON TIME. In our other areas of practice, this means a constant assault on new approaches to the delivery of essential legal services with, again, a commitment to personalized and dynamic service.

Topkins & Bevans is never "satisfied" with our performance. We are always trying to exceed the expectations of our clients. With over thirty years of legal experience, Elliott Topkins, the founding partner is old enough to have seen almost every situation imaginable yet young enough to approach problem solution with energy. With a demonstrated ability to understand and implement computer science, Robert Bevans, the other partner in the firm, has developed, and continues to develop, processes and procedures which have enabled the firm to take advantage of recent technological advances. HOW CAN WE "OVER-DELIVER" FOR YOU?
The delivery of services beyond the client's expectation is a constant challenge. In the residential setting, this entails completing the execution of purchase and sale agreements within 48 hours of delivery of the offer - NO EXCUSES. It means early morning or evening closings at the client's convenience. It means releasing settlement proceeds at closing so we can avoid the inefficiencies of registry closings. In commercial transactions, it includes taking charge of the transaction so all parties are apprised of time and material commitments and can adhere to a realistic closing schedule.
In the default area, we strictly adhere to to FNMA & FHLMC guidelines. Our default team provides fast electronic responses to our clients' requests for invoices and status updates.
WHAT IS OUR PRICING STRUCTURE?
Our fees are in line with industry practice, but we can be flexible in our pricing as we are interested in establishing a long term relationship with our clients.
